HOW does this consulting thing work?

Let's say you have gone online, searched for property and found a property that you want to buy.  Your choices are: 
  • Call the listing agent who represents the seller and let them write the offer.  That agent will get "both" sides of the commission.
  • Call another agent to represent you and write the offer for you.  That agent will generally get half of the commission.
  • Hire an Accredited Consultant in Real Estate® (ACRE®) and choose only the services that you need (preparing a market analysis on the property, writing the offer, negotiating the sale, monitoring the contract to close process) at an hourly rate or flat fee.  (This agent will generally be paid half of the commission, but will then rebate you the difference between that amount minus the consulting fee that you have previously agreed upon. 

WHY would you do that?

The commission being paid to both the listing and buyer brokers in a real estate sale are factored into the contract price.  What if you were able to receive part of the buyer agents commission as a rebate because that agent didn't have to spend their time and money on showing you dozens of properties because you had already found the one you wanted to buy on your own? 

Real Estate is changing and the way real estate is done is changing.  Consumers are more informed than ever before and have many resources at their disposal to help them grasp certain levels of real estate know how.  This is why many real estate websites have become so popular, consumers want to learn as much as they can without getting involved with an agent until they have to.  Of course nothing replaces the fiduciary services that only a licensed REALTOR can provide, but as a buyer why should you have to pay for services that you may not want or need?  As an Accredited Consultant in Real Estate (ACRE), I am aware that consumers want to be able to make choices about their real estate needs and I am able to offer those choices. 

HOW do you get paid?

Simple...I get paid from the commission that is paid to the listing broker by the seller.  You and I will have contracted before the sale what work you want me to do for you and you will be rebated the difference between what the listing broker pays me and what we previously agreed that my consulting fee will be.  I will give you a one hour consultation at no charge to establish what your goals are and to explain what consulting services I can provide for you.  Then you can decide what you want to hire me to do for you! 

If you want to work in the traditional sense, I can provide those services as well, but I charge a retainer fee which is rebated back to you at closing when you purchase a property.  I am a highly trained professional with extensive experience and education and I take my skills, abilities and knowledge base very seriously.  I believe that I can provide you with counsel that will allow you to make informed decisions about how to best reach your real estate goals

But other agents will show me property for FREE!!!

So will I!  But I place value on my time and services and want to work with serious buyers who intend to purchase.   If you contract with me as a buyer consultant, there is a retainer fee payable at the time the buyer representation agreement is signed.  If you buy, you get the retainer fee back and if you do not buy, I keep the retainer fee.  I see value in the services that I provide and believe that offering you transparency and choices in real estate is a win-win for everyone involved.
