Let's say you have been thinking about selling your property, but you have no idea if it is financially feasible or prudent to do so at this time.  I can counsel you on if now is the best time for you to try to sell your property and provide you with pricing that makes you competitive in today's local market.

You may already have that FOR SALE sign out in the yard and have a qualified buyer ready to make an offer, but you have reservations about proceeding with the sale in fear of making an error along the way.  I can help you coordinate your contract to close process for a flat fee or hourly rate.

Perhaps an agent has shown your home and you are open to the idea of offering a Buyer Agent commission.  Do you realize that agent represents the buyer and is working for their best interest and not yours?  Do you realize that you are up against a trained professional that knows how to get the best deal for their buyer?  Wouldn't it be nice to be able to hire a trained professional to represent your interests without paying a full commission?  I can help you through the negotiation and closing process for a flat fee or hourly rate giving you the peace of mind you deserve.

YES!!!  As an Accredited Consultant in Real Estate® (ACRE®), I offer a al-a-carte menu of services or service packages that fit your wants and needs without charging you a traditional commission.  It's simple, you pay me for ONLY what you need me to do!  I can prepare and present a professional Market Analysis for a consulting fee without any further expectations.  What you do with the information is up to you!  Wouldn't it be great if you could get a true market analysis of your home without any pressure to list and be able to properly position your home in today's market with confidence?  At some point you may decide that you desire a traditional commission based service and I will be happy to provide that level of service if you choose.

WHY would you do that?

Real Estate is changing and the way real estate is done is changing.  Consumers are more informed than ever before and have many resources at their disposal to help them grasp certain levels of real estate know how.  This is why many real estate websites have become so popular, consumers want to learn as much as they can without getting involved with an agent until they have to.  Of course nothing replaces the fiduciary services that only a licensed REALTOR® can provide, but why should you have to pay for services that you may not want or need?  As an Accredited Consultant in Real Estate® (ACRE®), I am aware that consumers want to be able to make choices about their real estate needs and I am able to offer those choices.

Simple...I get paid for only the work I do for you and you decide what that is.  I will give you a one hour consultation at no charge to establish what your goals are and to explain what consulting services I can provide for you.  Then you can decide what you want to hire me to do for you!  I am a highly trained professional with extensive experience and education and I take my skills, abilities and knowledge base very seriously.  I believe that I can provide you with counsel that will allow you to make informed decisions about how to best reach your real estate goals.  You may decide to hire me to prepare and present a market analysis and value recommendation of your property and then decide that this is not the best time for you to sell.  You simply pay me for the service I have provided with no high pressure sales pitch to "get your listing!"

But other agents will give me a CMA for FREE!!!
